5 Tips – Choosing a Letting Agent

1. Agent Location

Whether you have just one or multiple properties, it is important to choose a letting agent who will work hard in your area. For example, some letting agents cover a vast area and some will only cover their local town. Do some research on letting agents in the areas your properties are in, this can make a real difference if the letting agent is going to be advertising your property and their knowledge of the area.

2. Trading Standard Approved

It’s important to recognise whether the letting agent you are looking at using has been trading standard approved. It also become mandatory for letting agents to have Ombudsman in 2007 by the Consumers of Estate Agents. This allows any complaints to be dealt with quickly and easily through the scheme. 3. Choosing an Agreement

It is important to know what you want your agent to be dealing with. Some letting agents will cover all your paperwork especially in the first instance, this may include credit checks, taking references, employment details, drawing up a tenancy agreement and much more. Where does the letting agent advertise? It is important to know they are strong with their advertisements. This will ensure that as many prospective tenants are seeing your property as possible.
Are they pro-active in their advertisements? Ask yourself: How often do they update their advertisements or website? Are they quick and efficient ensuring your property is online and being viewed by as many people as possible?
Do they use letting portals? Property portals can be a fantastic way of advertising as most people looking to rent will start here with their searches. There are many to choose from, ask yourself whether the agent uses property portals to ensure your property is seen as much as possible.

5. Repairs and Maintenance

Every property needs repairs and maintenance no matter how careful you are as a tenant. Depending on the services you require you may want the agent to handle all repairs and maintenance within your property. This may include annual gas safety checks and property checks. Ensure you are clear if the agent will handle regular checks and inspections of your property to make sure the tenant is keeping the property in good order. Letting agents should have a list of contractors who can be called if there are any maintenance issues or fixes required.
